The city of Chula Vista is located in present-day San Diego County. With 227,723 inhabitants, Chula Vista is California's 14th largest city. The cost of living is 18 percent higher than other cities, with housing costs being the driving force behind the added expense.

A disparity exists between the number of renters versus owners. Owners comprise 55 percent of the population and renters only account for 37 percent, leading to a high vacancy rate of almost 8 percent. Despite the economic crisis and high vacancy rates, the prices of rental properties has also remained high. Standard 3 bedroom apartments are currently renting for an average of $1880 per month, with some areas bringing prices of up to $2300 depending on the location. Most apartment types are available, but vacant studios can be difficult to find. As of December 2009, there were only 17 studio properties open for rental. As with most cities, the most common option is a 2 bedroom apartment.

As Chula Vista is experiencing high levels of economic and population growth (23.8 percent), it can be assumed that the prices will only continue to rise. The high median household income that is also present will assist in pushing these rates up. In addition, construction is continuing in many outlying areas of the city that will lead to more rental properties being available. The majority of new constructions are near the Otay Lake Reservoir and may provide attractive options to potential renters.
