Forty miles northwest of Chicago, Elgin is far enough away that it is not considered officially a part of the Chicago metropolitan area, but is close enough that its success is intimately connected to that of the enormous "ChicagoLand" metropolitan area, the twenty-sixth largest in the world. Although Elgin has always been its own community, today it is evolving into another major suburban city with most of its residents working elsewhere in the larger Chicago metropolitan area. Elgin has accepted this role and has been radically expanding the amount of available housing despite concerns about urban sprawl.

On average, most homes in Elgin, both houses and apartments, are larger and the majority of them are privately owned residences. According to the 2006-2008 American Community Survey 3-Year Estimates, about thirty percent of residences in Elgin are rented, and only some of these are apartments, others being houses. The majority of rental properties go for less than $600 per month, but the next category - those costing $600 to $999 per month - is rising fast and if Elgin's growth continues to be as dynamic as it has been will soon become the average price range. Elgin was hit heavily by the collapse of the real estate bubble and a lot properties have gone into foreclosure, but the city's proximity to Chicago basically guarantees that its real estate market will recover.

Aside from renting houses from people that got stuck holding them after the real estate crash in 2007/2008, decent rental properties are still more difficult to find in Elgin than in other areas associated with the Chicago metropolitan area. This will, however, more than likely change as Elgin becomes more closely connected to, and integrated into, greater Chicago. In the meantime, Elgin may not be the best place to look for an apartment, though you may get an excellent deal on renting a house.
