Although the area was originally settled in 1797, Mentor avoided the heavy industry that dominated many Midwestern communities and still actively discourages heavy industry. Noted for having extremely low property taxes, Mentor expanded rapidly during the real estate bubble that collapsed in 2007. However, unlike many communities, prudent financial management has meant the Mentor has survived the current recession extremely well and is one of the few places in Ohio that are in good financial shape. In 2006 Mentor was ranked as one of the top hundred best places to live in the United States by CNN/Money.

Having more than 50,000 people and having a noticeably higher average and median income than the rest of Ohio, Mentor is not the most affordable place in the state to rent an apartment. Only about fifteen percent of residences are rented at all and the majority of these are priced at between $600 and $999 per month. Only 2.7 percent of residents fall below the poverty level and there are very few studios or one bedroom apartments available in the city at all. Most of the low wage retail workers commute into town from elsewhere.

Ohio state law is heavily weighted in favor of landlords over tenants and many of the usual protections that residents of other states are accustomed to do not exist in Ohio. For example, many states mandate a grace period – usually between two and three days – between the due date for the rent and the landlord’s ability to file and eviction action, but this is not the case in Ohio. Similarly, there are no requirements as to what a lease must say in order to be valid, so it is up to the renter to fully understand what he or she is signing before doing so.
