You will need to create a renter's resume, so to speak. This is a “resume” or “profile” of you to give to landlords and rental agents. This resume includes a letter of employment and salary verification typed on official company letterhead. It should also include length of employment, as well as current position. And be ready to provide the original letter when asked, assuming you are passing out copies of the original documents.
If you are self employed then a letter verifying type of business, and income over the past two years from an attorney or CPA is needed. Bank information, checking, savings and credit card numbers are needed, as well as two recent tax returns, pay stubs and a valid photo id. You will also be asked to provide a credit report. Personal references from previous landlords along with your other personal references will go a long way in helping you secure the NYC apartment that you want.
Be prepared to make a quick decision. You should begin your search 30-45 days before move in. Apartment searches, like everything else in NYC go very quickly. Most landlords require potential renters to submit an application. This will go smoothly if you've already prepared a renter's resume. Just in case, you haven't met the financial conditions, you may be asked for a co signor, usually this is a family member who already owns property in New York.
Once accepted, be prepared to set up a money transfer, write certified checks or money orders for the first month's rent, the security deposit and the real estate fee on three separate checks. In order to sign the lease, you will need a valid driver's license or a passport. If you are not a United States citizen or have no credit history in the US, then you will be asked to pay an additional amount as security. This amount can vary from an addition 2 months up to 12 months in advance, depending on how hot the market is at the time.
